Diversification and New Developments in the boutique and experiential sector require a considered business model and potential return on investment within the context of creative direction.

This requires a holistic approach, looking at all influencing factors to evaluate how best to develop the business and create an amazing experience for customers. Devising experiential business models and unique selling points are Kate Morel’s particular field of speciality. 

Kate can support diversification projects for rural businesses such as greenfield sites, hotels, holiday parks, resorts, country Houses & estates, and farms. She also provides freelance consultancy support to companies such as Land Agencies, Rental Agencies and Tourism Organisations. 

The following outlines how we could work together.

Every project is unique with different requirements, goals and constraints, so whilst there is an overriding  process to our support, every phone consultation and site survey is tailored to individual needs.


  • 1. Desktop Consultation. We usually start with a telephone or video call to discuss your ideas and the project in question. 
  • 2. Site Survey. If you wish to explore the project potential in more detail, Kate would visit the site in question.
  • 3. Ongoing consultancy. Packages are created according to each project’s needs.

1. Desktop Consultation


Let’s have an initial talk through ideas, potential and apparent constraints, and establish if our support could assist the project.

    It’s helpful to have some background information on an existing business, or if a new development, the location and business model you may be considering.

    Initial desktop consultations are always with Kate Morel and are free of any fees or obligations.

    2. Site Visit & Survey

    To progress a project it’s essential to visit the business or proposed location. Every site appraisal is tailored to individual requirements, however they usually include some or all of the following:

    • For an existing business: Current performance review and how it might be improved: business development / cost savings / design make-over / review of business model / expansion.
    • For a new business: Exploration of the business model, USP, target demographics, potential structures (& costs) & facilities.
    • How unused outbuildings might be utilised within the scope of site development.
    • If possible, an indication of revenues and return on investment.

    Depending on the location, site visits are conducted by either Kate or one of our specialist business advisers, and charged at a reasonable set fee + travel expenses.

    3. Ongoing Support

    Ongoing, flexible consultancy advice and project support are provided according to each project’s needs.

    This can be a short to long term package, or ad-hoc charged per hour.

    For new design and build developments, where a project progresses through Morel & Co, a commensurate package of consultancy support is automatically inclusive.


    As a matter of course, discretion is assured from the first point of contact. All conversations and correspondence are treated as private & confidential.
